Services & Description

Location:
Berlin-Neukölln

Client:
Estrel Tower Besitz GmbH & Co. KG

Construction Period (Weeks):
Since 2023

At a height of 176 meters, the Estrel Tower in Berlin-Neukölln is set to become the tallest non-technical building in the city. Once completed, the 46-story tower will feature around 500 hotel rooms, coworking spaces, an event venue, galleries, and restaurants.

The project began in 2021 with the excavation works, and the structural framework is now nearly complete. On average, the tower grew by one floor every two weeks, a remarkable logistical achievement made possible through precise planning and coordination.

As part of the project, Zeppelin Rental is responsible for access control, logistics services, temporary power supply, construction water supply, and the provision of a wide range of rental equipment on site.

One of the key challenges of the project is the large number of trades and contractors involved. To ensure smooth operations, a Zeppelin Rental project manager is permanently based on site and coordinates all major processes. Access control is managed through the digital platform InSite 4.0. Companies register their employees online in advance, after which a Zeppelin Rental site access card with an integrated RFID chip is issued at the access control container.

The software also supports compliance with legal requirements, helping to reduce liability risks. In addition, waste management logistics, including transparent cost allocation to individual contractors, are fully integrated into InSite 4.0. Since the start of construction, 980 cubic meters of waste have been separated by material type, resulting in a high recycling rate.

Material logistics are centrally coordinated by Zeppelin Rental as well. Companies register their deliveries online in advance and receive a dedicated delivery time slot. Upon request, materials are delivered just in time to the required floor of the building.

In addition to its logistics solutions, Zeppelin Rental is also represented on site through its Modular Space Systems division. A total of 70 container modules are in operation, including office, sanitary, storage, and recreation units. Thanks to the flexible container operator model, contractors can rent these units directly from Zeppelin Rental as needed.

Zeppelin Rental is also responsible for the temporary power infrastructure and the complete site lighting. More than 80 power distribution units, four kilometers of cabling, and 395 lighting fixtures have been installed to support construction activities across the site.
